Selling a home to today’s tech-savvy buyer is way different than it was just a few years ago. Use of technology has exploded and buyers who are interested in your home may know more about it than you do from do before they even step inside. Marketing real estate today is more than just loading pictures of our home on major real estate portals. It takes knowledge of market trends, accurate pricing strategy, a solid marketing plan and an aggressive negotiation position.

If you’re thinking about selling, here are a few links that will help you get started.

First, find out What Your Home Is Worth in today’s market. Most people try to do this on their own or use the automated estimates provided by some of the Real Estate Portals. DO NOT rely on these estimates. In order to know the real market value of your home, someone needs to actually see it. Contact me for a Comparative Market Analysis or CMA. After a quick tour of your home, I can pull actual (not the homes the computer selected) comparable properties that have sold and adjust for differences where your home is better or worse. Doing this will tell us with much greater accuracy, what your home will likely sell for. There is no cost for the CMA. This is a free service I’m happy to provide without cost or commitment to the residents in the communities I serve.

Second, start following the market around your home and in your neighborhood. This is easily done through my Market Snapshot Report. This is different than the auto generated estimate in that it does not provide an estimate of you home but reports the actual current market conditions for houses on the market, recently sold, recently expired. This data is useful to see what the competition is doing around you.

Third, select an agent who can get the job done! You have a seemingly limitless choice when it comes to who you select to work for you. Make sure you find an agent who can answer your questions, one that you can trust, and one that knows how to leverage the latest technology to ensure your property has the best chance of selling on your timeline and at the highest possible price.
